Where to Put Capital in 2027: Four Markets, Honestly Compared

Most year-ahead property articles are forecasts dressed up as facts. I want to do something more useful.

Across the four markets I work in — Spain, Brazil's Santa Catarina coast, Miami and Dubai — exactly one has a published 2027 price forecast from a named institution. The rest do not, and anyone quoting you a precise 2027 percentage for Miami or Dubai is quoting a brochure.

So here is what is actually known: the cost of money, the dated changes already on the calendar, and where each market stands today.

First, Correct One Assumption: Rates Are Not Falling

Almost every buyer I speak to expects cheaper money next year. The central banks disagree.

The European Central Bank raised rates in September 2026, taking the deposit facility to 2.50%, and held in October with a December move still open — euro-area inflation is at a three-year high. The US Federal Reserve held in October at 3.75%–4.00%, and two of its members wanted an increase; its own September projections show the rate essentially flat through the end of 2027. The Mortgage Bankers Association expects US 30-year mortgages above 7% throughout 2027.

Dubai imports that directly: the dirham has been pegged to the dollar since 1997, so Emirati rates follow the Fed.

Only Brazil is expected to ease, and from a very high base — the Selic sits at 13.75% after the central bank paused in November, with the market consensus seeing 12.5% by the end of 2027.

Plan on financing being expensive in 2027. If that changes, it is upside.

Spain: The One Real Forecast

Prices rose 12.2% in the year to the second quarter of 2026, with resale up 12.9%.

BBVA Research expects a further 5.5% in 2027 — slower, but still well ahead of inflation, and the reasoning is supply: BBVA sees building permits rising 12.6% next year and still falling short of new household formation.

What that means for a buyer: Spain is not a market where you wait for a dip. The scarcity is structural and it is not resolving in 2027.

One date for owners and investors in Catalonia: the first tranche of rent-capped "stressed market" municipalities, Barcelona and Girona among them, reaches the end of its three-year term in 2027 and is due for renewal. Worth watching if rental income is part of your plan.

Brazil: Strong Prices, No Forecast, One Big Date

The FipeZAP index rose 5.44% over the twelve months to October 2026, ahead of inflation at 4.82%. On the Santa Catarina coast, Balneário Camboriú stands at R$15,325 per square metre — more expensive than São Paulo — and Florianópolis at R$13,690, the second most expensive capital in the country.

No institution publishes a 2027 Brazilian price forecast, and I would rather tell you that than invent one. What the market does say, through the industry bodies, is that 2027 depends on rate cuts arriving.

The date that matters: Brazil's new consumption tax, the CBS, starts on 1 January 2027. Residential rentals come into the new system for the first time, at a reduced rate — estimated at around 3% initially and rising over the following years as the reform phases in. If you own rental property in Brazil, this is a conversation to have with your accountant before January, not after.

Miami: Two Markets in One City

Miami has split in two, and the averages hide it.

In September 2026, the single-family median reached $692,000, up 4.06%, with 5.1 months of supply — a seller's market. In the same month, the condo median was $417,090, down 0.69%, with 12.3 months of supply — firmly a buyer's market.

Nearly half of all condo purchases were cash, which tells you who is buying while mortgages sit above 7%.

And there is a hard deadline worth knowing about. On 3 November, Florida voters approved Amendment 3, raising the homestead exemption to $150,000 in 2027 and $250,000 in 2028. Anyone who is not a Florida resident by 31 December 2026 waits until their fifth year of homestead to get the increase. If Florida residency was already part of your plan, the calendar just became relevant.

Dubai: The Cycle Turned, and That Is the Opportunity

Dubai prices are about 1% lower than a year ago, transaction volumes are down 38%, and prime is still up 4%.

No credible institution publishes a 2027 Dubai price forecast. S&P Global Ratings has said publicly that it expects around a 20% increase in residential units over two years and that deliveries in 2027 and 2028 "could accelerate the price correction, especially in investor-driven apartment segments" — while expecting a gradual adjustment rather than a collapse.

Read that as a buyer rather than as a holder: more supply means more choice and more negotiating room, concentrated in exactly the mid-market apartment segment where discounts appear first.

What the Rent Pays, Where It Is Published

Comparing yields across countries is harder than it looks, because nobody measures them the same way. With that caveat:

  • Spain: 6.2% nationally in the third quarter of 2026, but Barcelona 4.4% and Palma 4.3%
  • Dubai: roughly 7% for apartments and 5% for villas
  • Brazil: around 5.5% where published — well below the 13.75% you earn risk-free in Brazilian rates
  • Miami: no reliable published figure exists, which is itself worth knowing

None of these is net of service charges, local property taxes, community fees or insurance. Dubai's headline is the highest; Dubai's service charges are also the item most likely to surprise you.

The Currency Question Nobody Asks First

If you earn in euros and buy in Miami or Dubai, you are taking a dollar position as much as a property position. The euro sat at 1.1165 to the dollar in early November, and Bank of America expects 1.20 by the end of 2027 — mild euro strength, which is a headwind going in and a tailwind coming out.

For Brazilian buyers looking at Europe, the market consensus has the real slightly weaker next year, at 5.40 to the dollar.

Neither is a reason to buy or not buy. Both are a reason to decide your currency exposure deliberately rather than by accident.

So Where Would I Put Capital?

For capital growth with the least drama: Spain. It is the only one of the four with a named forecast, and the supply shortage behind it is not a one-year story.

For yield and a residence permit: Dubai, bought ready rather than off-plan, in a prime location, while volumes are soft.

For a dollar asset at a discount: a Miami condo, where there are twelve months of supply and half the buyers are paying cash.

For a market you know and believe in: Santa Catarina, where prices are beating inflation and the coast keeps attracting Brazil's wealth — with the CBS conversation booked for January.

The honest answer is that 2027 rewards buyers who are specific. Rates are not going to rescue a mediocre purchase in any of these four places.
