Ibiza is not just a holiday destination — it is one of the most resilient and internationally recognised luxury real estate markets in Europe. Average villa prices on the island reached €3.2 million in 2025, a figure that has grown over 18% in the past five years, even accounting for the broader market correction seen in other Spanish markets.

Over 70% of buyers in the premium segment are international — primarily British, German, French, American, and Swiss — which means the market is largely insulated from local economic cycles and driven instead by global wealth mobility and lifestyle preferences.

Why foreigners buy in Ibiza:

  • Year-round appeal: the island has shifted from a seasonal destination to a year-round lifestyle market, particularly post-2020.
  • Rental income potential: well-located villas with a valid tourist licence generate seasonal yields of 6–9%, among the highest in Spain.
  • Scarcity: the combination of strict building regulations and limited buildable land creates structural supply constraints that support long-term value.
  • Privacy and community: established international community, direct flights from London, Paris, Zurich, and New York.

What foreigners need to buy property in Spain

Spain places no restrictions on foreign nationals purchasing real estate — EU and non-EU buyers alike can buy freely. However, two requirements apply to all foreign buyers regardless of nationality:

NIE number (Número de Identificación de Extranjero)

The NIE is Spain's tax identification number for non-residents. It is required for the purchase contract, bank account opening, and all subsequent tax filings. It can be obtained at a Spanish consulate in your home country or at a Foreigners' Office in Spain. Processing typically takes 2–6 weeks.

Spanish bank account

A Spanish bank account is required to pay the purchase price, taxes, and ongoing costs (IBI, community fees, utilities). Most major Spanish banks (Sabadell, CaixaBank, Santander) offer non-resident accounts. Opening one remotely is possible with the right documentation.

The buying process in Ibiza step by step

1. Define your real budget

The purchase price is only part of the cost. Budget an additional 10–13% of the property price to cover:

  • Transfer tax (ITP): 8–11% on resale properties
  • Notary fees: ~0.5–0.8%
  • Land registry fees: ~0.3–0.5%
  • Legal and advisory fees: ~1%
  • Bank and administration costs: ~0.5%

On a €2 million villa, this means budgeting an additional €200,000–260,000 above the purchase price.

2. Search and viewings

Ibiza's premium market has a significant off-market component — some of the most sought-after properties never appear on public portals. A local advisor with a trusted network will give you access to properties that are not publicly listed.

3. Reservation and arras contract

Once you identify a property, a reservation fee (typically €6,000–15,000) takes it off the market while you complete due diligence. This is followed by an arras contract — a binding deposit agreement where you pay 10% of the purchase price. If you withdraw, you lose the deposit. If the seller withdraws, they return double.

4. Legal due diligence

This is the critical step that foreign buyers sometimes underestimate. A Spanish property lawyer should verify:

  • Clean title (no mortgages, liens, or embargoes)
  • Urban planning status (legal build permits, no illegal extensions)
  • Licence compliance (tourist rental licence if applicable)
  • Community fee arrears
  • Energy performance certificate

5. Notary signing (escritura)

The purchase is completed before a Spanish notary. Both buyer and seller sign the escritura pública. If you cannot be present in Spain, a power of attorney allows a representative to sign on your behalf.

6. Land registry

After signing, the property must be registered in your name at the Registro de la Propiedad. This typically takes 2–6 weeks.

Taxes and costs when buying in Ibiza

  • ITP (Impuesto de Transmisiones Patrimoniales): 8–11% on resale properties. The rate in the Balearic Islands is progressive: 8% up to €400,000, 9% up to €600,000, 10% up to €1,000,000, and 11% above.
  • IVA + AJD (new builds): 10% IVA + 1.5% stamp duty, instead of ITP.
  • Annual IBI: municipal property tax, typically €2,000–8,000/year for a villa depending on size and location.
  • Non-resident income tax: if you rent the property, rental income is taxed at 24% for non-EU residents, 19% for EU residents.

Specific rules of the Ibizan market

Ibiza has some of the strictest building regulations in Spain, which is both a constraint and a protection for buyers:

  • ZEPA and natural park zones: significant areas of the island are protected and cannot be built upon. Always verify the planning classification of any plot.
  • Tourist rental licences (ETV): licences are capped by the Balearic government and new licences have been frozen since 2018. If rental income is part of your plan, only buy a property that already holds a valid licence — or budget for the fact that rental may not be legally possible.
  • Building restrictions: extensions and new constructions on rural land face very strict limits. Any illegal extensions should be identified during due diligence.
